Discover Your Mortgage Relief Options: What Homeowners Need to Know

Couple considering mortgage payment options in living room.

Understanding Your Mortgage Options in Tough Times

As a homeowner, the thought of missing a mortgage payment can be scary. According to statistics, the number of homeowners falling behind on their mortgages has significantly increased, with a noticeable 30% rise in 2026 compared to 2025. However, it's important to remember that you are not alone, and several options are available to help you navigate these turbulent waters. Let’s explore what you can do when faced with payment challenges.

Why Act Quickly? The Importance of Timely Communication

Experts emphasize the importance of contacting your mortgage servicer early on. Mortgage companies prefer to work with homeowners proactively, and reaching out sooner can open up more options. The discomfort of discussing your financial situation is often outweighed by the relief that action can bring.

Assess Your Financial Situation: The First Step to Solutions

The first step to take when financial difficulties arise is to assess your situation.

  • Review Your Finances: Take an inventory of your income, expenses, and any debts. Understanding whether this is a temporary setback or a larger, persistent issue is important for determining your next steps.

  • Contact Your Servicer: If you reach out before your payment is due, you may discover possible remedies before they affect your credit.

This proactive approach can potentially lead to options like payment plans, forbearances, or loan modifications, depending on your specific circumstances.

Exploring Mortgage Relief Options

Once you have a good understanding of your financial standing, it's time to dive into available relief options:

  • Payment Plans: These structured repayment schedules allow you to gradually pay back missed payments alongside your regular mortgage payments.

  • Forbearance: If you're facing short-term hardships, a forbearance agreement could temporarily pause your payments. Keep in mind, though, that you'll still need to repay these missed payments later.

  • Loan Modifications: If you need a more permanent solution, a modification might be in order. This could involve adjusting the interest rate or extending the loan's term to lower your monthly payments.

Alternative Pathways to Avoid Foreclosure

If standard relief options aren't enough, you still have alternatives to prevent foreclosure:

  • Chapter 13 Bankruptcy: This legal route can help reorganize your debts and create a manageable repayment plan over three to five years.

  • Short Sales: Selling your home for less than what you owe can be a possible solution. Just remember that while it may allow you to avoid foreclosure it may still affect your credit score.

  • Deed in Lieu of Foreclosure: Here, you voluntarily give the house back to the lender, which can absolve you of further mortgage responsibilities.

Know Where to Find Help

In addition to discussing options with your lender, you might also seek assistance from HUD-approved housing counselors, who offer guidance for free. Looking into state and federal programs for mortgage assistance may provide additional relief and resources. Don't forget to be vigilant against scams, especially those targeting distressed homeowners. Recognizing red flags such as demands for upfront payments is essential in safeguarding your finances.

Take Charge of Your Homeownership Journey

Facing financial uncertainty as a homeowner can be overwhelming. However, taking proactive steps to understand your mortgage options can empower you. Remember to act quickly, maintain open communication with your lender, and explore available assistance options thoroughly. In these challenging times, being informed can make all the difference.

The New Rules of Real Estate

The New Rules of Real Estate: What Every Buyer and Seller Needs to Know This FallAfter helping buyers and sellers navigate a range of markets over the years, here's what I keep coming back to: the market hasn't cooled because people stopped wanting to move to Daybreak. It's cooled because the math changed.Affordability—not demand—is what's shaping decisions right now. And once you understand that, the rest of the market starts to make a lot more sense. The Market Has ChangedA year ago, we were still coming out of a strong seller's market. Today, it's something more balanced—and more strategic.Inventory has improved, though we're still below what would be considered a fully balanced market, and mortgage rates have remained above 6%. What's notable is that home prices haven't followed rates downward the way many expected. Instead, prices have stayed relatively stable, with modest year-over-year growth.People still want to buy homes here. They're just being more thoughtful about how they do it.What Buyers Need to KnowIf you've been sitting on the sidelines, this is the most negotiating room buyers have had in years.More inventory means more choices, and sellers are increasingly open to real conversations—seller-paid closing costs and rate buydowns have become common rather than rare. The biggest shift is this: small changes to financing structure often move the needle more than small changes in price. The best move right now isn't waiting for a lower purchase price—it's understanding how buydowns, concessions, and loan strategy can meaningfully improve your monthly payment. In today's market, affordability is where opportunity lives. What Sellers Need to KnowHere's what surprises many people: well-priced homes are still selling, and often quickly. What's not working is the "let's see what happens" approach. In South Jordan, resale sellers aren't just competing with each other—they're competing with new construction, where builders have been aggressive with rate buydowns, closing cost assistance, and design incentives. If your home isn't priced and presented to compete with that, it's going to sit.Pricing and presentation aren't optional this fall—they're the whole game. Why Daybreak Is DifferentNot every neighborhood is feeling this shift the same way.Daybreak continues to outperform many surrounding areas, and it's not complicated why—the walkability, amenities, schools, lake, and overall lifestyle continue to draw buyers, even in a more selective market.Well-priced homes in strong locations are still moving. Buyers are simply taking more time and negotiating more than they were a few years ago—which is very different from buyers not showing up at all. What We Expect This FallBarring a major economic shift, I expect mortgage rates to remain elevated and somewhat volatile.Inventory will likely ease off gradually as we move deeper into fall, as fewer sellers list their homes heading into the holidays. Prices are expected to remain stable, with modest appreciation rather than large swings. The homes that perform best will be the ones priced honestly from day one and marketed well—not the ones hoping for a rebound. My AdviceThe key isn't trying to perfectly time the market. It's making the right decision based on your goals, your finances, and your timeline.Whether you're buying your first home, moving up, downsizing, or investing, having a thoughtful strategy matters far more than chasing headlines. If you want a clear read on what your specific neighborhood or price point is doing right now, I'm always happy to walk through the numbers with you.No pressure—just good information.Becky "Becks" Nielson, Becks Nielson Real Estate | Keller Williams South Valley, Daybreak Resident, becks@kw.com | (801) 390-9576

What is a Federal Tax Lien

The Federal Tax Lien is the legal claim against a taxpayer’s property, and it arises when they fail to pay a tax debt. It attaches to everything they own – their home, car, bank account(s), and even future assets. There are two (2) types of liens. One is silent, and the other is a public lien.A. Silent Lien IRC 6321Arises automatically after the IRS assesses a tax debt and sends a notice demanding payment. Only the taxpayer is affected – it’s invisible to the public.B. Perfected Lien IRC 6323 (Public Lien)Created when the IRS files a Notice of Federal Tax Lien (NTFL). Now the public (banks, creditors, etc.) can see it. The IRS's legal claim to property is now enforceable against any third party. It provides constructive notice which secures the IRS’s priority interest over other creditors.IRS Lien Remedies:There are five (and only five) legal remedies for addressing a Federal Tax Lien. Selecting the correct remedy — and applying the correct IRS statute — is critical. Most lien remedies require filing Form 14135 (Application for Certificate of Discharge of Property from Federal Tax Lien) or related lien‑relief forms. The five remedies include:Lien Withdrawal Lien Subordination Lien Discharge Lien Non‑Attachment Special Circumstances ReliefEach remedy serves a different purpose, and choosing the wrong one can delay resolution or harm the taxpayer’s financial position. We are AAA Tax Resolution — Professional Lien Relief AssistanceAt AAA Tax Resolution, located at151 E 5600 S #110, Murray, UT 84107We specialize in navigating IRS lien statutes, negotiating with IRS Advisory, and preparing the required legal documentation to secure the correct lien remedy. If you’ve received a Notice of Federal Tax Lien — or believe a silent lien may already exist — professional help is essential.
